The garage ceiling, walls and floors are all painted. <br /> Kitchen cabinets and appliances: The design of the kitchen has been completely changed. All fixtures have been updated and the kitchen floor is also bamboo. All newly finished cabinets are installed with new countertops. All new appliances are installed in the kitchen. This kitchen remodel has resulted in more open foot space in the kitchen and more working surfaces. <br /> Bathroom fixtures and cabinets: All bathroom fixtures, countertops and cabinet doors have been replaced (master bathroom on 3rd floor and 0.5 bathroom on 2nd floor). The guest bathroom on the 3rd floor has had all fixtures and the cabinet also replaced. The floors in the master and guest bathrooms on the 3rd floor have new tile floors installed. The 0.5 bathroom in the 2nd floor has bamboo flooring. <br /> Windows, window seats, skylights, interior doors, and exterior doors: All windows replaced with new thermal double pane sliding products with new screens (with accompanying new frames). The window seats under the bedroom windows are designed and constructed by the present owners. The cushions are custom made by the owner for the new window seats. The two skylights in the roof are double lens units, with a manually operated skylight on the 3rd floor landing and a non-opening skylight in the storage area above the 3rd floor guest bathroom. All interior doors are solid core doors and painted. All doors have new hinges and door handles that are high quality Schlage products. The garage door itself and the remote control system have been replaced with new Overhead Door products (re-settable entry code). The door between the garage and the hall to the utility room and the storage doors in the garage have easy use Simplex push button (re-settable) locks. <br /> Lighting and wall switches: All old style light switches have been replaced with new flat "rocker" wall switches. Recessed ceiling lighting has been installed throughout the house replacing outdated lighting. <br /> Internet and cable service: Owners will leave behind router and backup batteries in both 2nd floor locations. The 32" TV will also be left for the new owner since it uniquely fits in the space on the living room shelf. <br /> Alarm system: Fire, smoke, and carbon dioxide alarm systems are in place throughout the house. Also, there is a resettable entry alarm that can be reset by the installer support team at "Mountain Home Sound and Security" out of Pagosa Springs CO. There are cable hookups in both sleeping rooms on the 3rd floor and three hookups in the living room area. The router provides WiFi assess anywhere in the house. Installed appliances in the kitchen space will be left for the new owners. <br /> Utility room: The stackable washer and dryer can be left behind for a negotiable (price). <br /> Garage: Hanging bicycle racks and ski racks will be left behind for new owners. The River Walk Trail will take hikers along alternate sides of the Animas River through the Durango downtown area and on to the City Water works park area South of the City. The Townhouse is also located a two block walk to South trail head of the East Animas Mountain Trail that will take hikers to the top of a ridge on the mountain that overlooks the city to the South and the Animas Valley to the North and East. Both trails require about four hours hiking time to complete a round trip. <br /> HOA fees and restrictions: HOA fees vary from year to year between $155 and $180 per month. The present year of 2018, the monthly fee has been $180 per month.
